If you’ve put these words out into the Universe of late (it’s all about manifesting your reality, right?!) you’ve probs heard something like this in return.

“Can you get the first home owners grant?”

It’s the first question everyone asks (even the Universe) when you start looking for your first home.

  • So, are you eligible?
  • What do you even get?
  • Is it better to buy established or build?

Cheat sheet: First Home Owners Grant Perth

Okay all you Perth peeps out there, time to get the cheat-sheet on all things FHOG. Basically, it’s a one-off payment from the State Government to help first home buyers get into their own home. If you build a new home, you get $10,000 which you NEVER need to pay back. It becomes part of your investment forever. Forever ever? Forever ever! Also, you can spend up to $750,000 on your new pad and still be eligible for the grant. 

E is for effort (and eligibility)

You don’t need an A+ in calculus to know that a first home grant can get you into your palace sooner (and smarter). You also don’t need maths smarts to check if you’re eligible – save those smarts for calculating how much discount you can get on Uber Eats every time you create a new account and ‘invite a friend’.

A few more FHOG eligibility deets:

  • Be a real life person (no trusts or businesses)
  • Aged over 18 years old
  • An Australian citizen or permanent resident
  • Have never owned a residential property in Australia
  • Have never received the FHOG grant previously in Australia (note: this includes your partner/spouse too)
  • Live in your new home for a continuous period of at least six months within the first year, annnnd
  • Select a House & Land package valued at or under 750k

If all seven of these smarts align for you, congrats! You’ll receive your FHOG payment at the date of settlement. *champagne pops, balloons drop from ceiling.*

We stand by what we said earlier, TAKE IT ALL. Once you have your FHOG locked and loaded, it’s time to design! Okay, you can start designing as soon as the mood strikes but it’s a little sweeter when you know that you have $10k on your side and a budget to work with. Unlike that mate you know that bought established, you’re not stuck with the anything that’s not 100% dreamy like dirty grout, sloping ceilings, missing built-in wardrobes. Y-uckk.

Even our smartest homes under $150k wouldn’t dare ask you to compromise on must-haves like an alfresco and the wardrobe of your dreams. But, when you buy an established home you’re pretty much stuck with the home you get – who can afford structural renos when you’ve just bought a house!? When you choose to build, of course you get $10k but you also get to design the home you’ve been manifesting. iDesign it into reality right now, the Universe will wait … but not too long 😉

Umm, I want more free $$$. Say, $45k?

What, $10k not enough? We totally get it! Enter, the State Government’s very own stimulus package. They’re calling it the Building Bonus* program. A name which means absolutely nothing to you or us, yet. (But does bring back some fond memories of the baby bonus…). Simply put, it’s an extra $20k fronted by the State that’s available to all West Aussies looking to build a new home. You can use it with the Homebuilder grant from the Federal Government to save a smart $45k off your new home. Better yet, you could push this total to $55k thanks to the $10k First Home Owners Grant! #HellYAY

Am I eligible for the First Home Owners Grant?

Maybe baby. To be eligible you simply need to be:

How much is the First Home Owners Grant worth?

The First Home Owner Grant’s value varies between states and territories. In Western Australia (WA) its worth $10,000.

Is there a cap on the First Home Owners Grant?

Sure is. You’ll have to stick to house & land packages with a total value of under $750,000. Which, with our affordable houses & bountiful industry contacts is easily (easily!) done.

Can my partner and I both claim the First Home Owners Grant?

Unfortunately, no. The government considers this double dipping (boo) so only one person per couple can receive the First Home Owners Grant (FHOG). This means if your partner or spouse has previously received it in any Australian state or territory (not just WA), and they are listed on your new home’s contract you’ll not be able to claim the FHOG.

Can I use the First Home Owners Grant as part of the deposit?

You sure can! However, the First Home Owners Grant’s 10K *might* not be large enough to cover the minimum deposit required for most properties, so additional savings may be needed. Our in-house finance smarties, Loan Co, will be able to tell you fo’ sure.

How do I apply for the First Home Owners Grant?

You can apply for your First Home Owners Grant at the same time as your home loan application. Don’t worry, it’s not as scary or stress as it sounds. Our team of in-house finance* smarties, Loan Co, can help you with both. Including, taking care of the paperwork.

Can I use the $10k First Home Owners grant with other Smart Homes offers?

Does the First Home Owners’ Grant (FHOG) stack with any other grants?

If you’re a first home owner and qualify for the First Home Owners’ Grant (worth a cool 10k) then you’ll also qualify for the HomeBuilder scheme (worth an even cooler 25k) and if that wasn’t crazy enough you could also qualify for the Building Bonus that State government just launched. 10k + 25k + 20k = HELLYAY.
