The #Smartest Guide to Every Government Home Builder Grant


Save up to 55K? Hell #yay!

There are LOTS of new home grants out there atm and you know, more is more. More is also SMART! So, now’s the time to be a prospective new home builder fo sho. Some of this cash money (*ahem* grants) is provided by the Australian government – thanks Scotty. Other grants come from the West Aussie gov – cheers Marky. Depending on what grants you qualify for, you could save anywhere from $10K to $55K (!!!!) off your new home build. And, in some cases, you can get started with little to no deposit. $55K? HELL YAY.

With terms like ‘stimulus’ ‘scheme’ ‘boost’ and ‘package’ flying around, the ‘understanding what’s available’ bit is not so clear cut when it comes to these new home grants. And then there’s the ‘working out what you’re entitled to’ bit. Aghh. So, we’ve created this page to break it down. By the end you’ll know of every grant available to those building in WA, the eligibility criteria, and how to get the (grant) ball rolling and claim the free $$$.

All the building grants

As of June 2020, there are three grants available:

If you qualify for all three – which is totally possible – you’ll save $55K off the cost of your new home!! Well, really up to $70K when you take into account stamp duty concessions offered to first home builders. We need a sec to process that one… Okay, moving on.

The First Home Owners Grant

Provided by: The WA State Government
Possible saving: $10k

The FHOG is a one-off payment from the WA State Gov to help first home buyers get into their own home. If you build a new home, you get $10,000 which you NEVER need to pay back. It becomes part of your investment forever. Forever, ever? Forever ever!

To be eligible you’ll need to:

  1. Be a real-life person (no trusts or businesses)
  2. Aged over 18 years
  3. An Australian citizen or permanent resident
  4. Have never owned a residential property in Australia
  5. Have never received the FHOG grant previously in Australia (note: this includes your partner/spouse too)
  6. Live in your new home for a continuous period of at least six months within the first year, annnnd
  7. Select a house and land package valued at or under $750K

Making it the most popular grant in the history of new home building grants.

The Building Bonus Grant

Provided by: The WA State Government
Possible saving: $20k

The building bonus announcements keep rolling in and right now, the State Gov’s got the floor. What’s their contribution? Umm just a chill $20K NBD! Okay, it is kind of a big deal because, for a limited time, they’re offering $20,000 to all West Aussies who are down to build a new house in 2020!

It’s the Building Bonus program. It’s part of a MAHOOOSSIVE $444 million state housing stimulus package to get us moving post ‘Rona.

To be eligible you’ll need to:

  • Be a first or second home buyer
  • Enter into a contract to build a new home on vacant land or enter into an off-the-plan contract to purchase a new build
  • Be the type who likes to act fast because it’s for peeps who are making moves between 4 June 2020 and 31 December 2020!

Making it one of the easiest and most claimable grants.

The Building Bonus Grant

The HomeBuilder Grant

Provided by: The Australian Government
Possible saving: $25k

This one is the big one; worth a whole $25K. ScoMo is dipping into his money pot and taking out $688 million to get our economy thriving post-pandemic. It’s all about supporting local trades and suppliers and keeping businesses in business. We’re down for that!

To be eligible you’ll need to:

  • Be a first home builder or a second home buyer
  • Purchase a home under $750K (pssst that’s ALL of our Smart homes)
  • Earn under the following caps:
    • As a single – earn under $125K p/a and have regular income
    • As a couples – earn under $200K combined income p/a.
  • Purchase a new home between July 2020 and December 2020

Making it biggest – and most time sensitive – grant avails. Runnnn….
