The price advertised is an estimate of the costs to build with Smart Homes for Living (Smart Homes), and separately purchase the underlying land. The estimated price is therefore subject to change once all site works plans are completed and the current market value of the land and other relevant costs are taken into consideration.

The contract to purchase the land is separate from the contract you sign with Smart Homes to build the house.

Land: Smart Homes does not own the underlying land.  Smart Homes has been authorised by the landowner (Developer) to advertise the land as being available. The estimated land price does not include transfer duty, settlement costs, or any other fees or disbursements associated with the settlement of the land. Smart Homes will not negotiate the sale of the land and will direct you to the land owner’s agent so you can negotiate the purchase of the land (including any fees and duties) directly with the agent.   Occasionally, Smart Homes may receive a rebate from the landowner.  These rebates may have been included in the estimated price and are subject to change

The information and estimated pricing is correct at the time of printing, but subject to change without notice. Smart Homes does not guarantee the availability or price of the land. Speak to the land owner’s agent for further information.

Home: The contract to build the home will be executed with Smart Homes.  The estimated cost of building includes providing the building features described in the text of the advertisement.  The building price is estimated based on assumptions Smart Homes has made about site conditions and building inclusions.  The actual price to you may change depending on the specific inclusions or changes you request, and matters identified during site works (including but not limited to local Government requirements, compliance with 6-star energy assessments and developer covenants).

To the extent a first home owner grant (FHOG) is available and specified in the advertised price, the estimated build price assumes you may be eligible for the first home buyer’s grant and the advertised price has therefore been reduced to reflect this grant.
